Pricing guide, Construction Management Software
How a Procore quote is built, why volume and not users drives the fee, and what contractors report paying.
The short answer
Procore does not publish prices. It charges an upfront annual fee per product based on your annual construction volume, with unlimited users. Third-party estimates run USD 700 to USD 1,000 per USD 1M of volume, so a contractor doing USD 25M a year would pay roughly USD 17,500 to USD 25,000 before implementation.

Procore is the default project management platform for many general contractors, and its pricing works differently from most software. You never pay per user. Each product carries an annual fee tied to the dollar value of construction you run through it, so the bill grows with your backlog.
This guide explains what drives a Procore quote, what contractors report paying and how to negotiate before your volume grows. Every dollar figure here is a third-party estimate.
Prices below were recorded on 12 October 2026. The headline figure is the lowest price you can get for that plan. Check the official page before you buy, because vendors change prices without notice.

How billing works
Procore charges an upfront annual fee for each product, based on your Annual Construction Volume, which it defines as the total dollar value of construction work across your projects. Users are unlimited, except Field Productivity, which is priced per full-time employee. Data storage, 24/7 support and product updates are included for the term. Procore offers multi-year volume pools, pre-set pricing for extra volume added mid-term and renewal rates set up front. Implementation services are sold separately.
The tier trap
Because each product is priced on the same construction volume, adding a second or third product roughly stacks another volume-based fee, and a jump in backlog raises every product at renewal unless rates were locked up front.
Read this first. Procore publishes no prices, and its pricing page only explains the model (an annual fee per product based on Annual Construction Volume, unlimited users, Field Productivity per FTE). All dollar figures are third-party estimates: Scan Manifold (USD 15,000 to USD 30,000 a year for USD 10M to USD 50M of volume, USD 30,000 to USD 80,000 for USD 50M to USD 200M) and CostBench (USD 700 to USD 1,000 per USD 1M of volume, labeled unverified). The 10% to 14% renewal increase figure is Constructable citing Projul. Implementation estimates conflict widely (USD 5,000 to USD 15,000 on CostBench against USD 50,000 to USD 150,000 or more on Scan Manifold), so no number is used. Vendr has a Procore page but shows no median, and CostBench's USD 2,500 median looks unreliable, so no benchmark is shown.
Move the slider to see what each plan costs at your size. The figures use the list prices on this page and leave out tax, add-ons and any discount you negotiate.
Procore publishes no rates, so this table uses third-party estimates for USD 25M of annual construction volume. Treat it as a planning range.
| Scenario | Cost per year | Against the headline |
|---|---|---|
| USD 10M to USD 50M volume general contractor, core products | USD15,000 to USD 30,000 (estimate) | Third-party estimate |
| USD 25M volume at USD 700 to USD 1,000 per USD 1M | USD17,500 to USD 25,000 (estimate) | Quote by volume and products |
| Renewal with a 10% to 14% uplift on a USD 25,000 contract | USD27,500 to USD 28,500 (estimate) | +USD 2,500 to +USD 3,500 |

Pick it if you need one system for drawings, RFIs, submittals and daily logs.
Pick it if you need standard inspections, observations and incident tracking across jobs.
Pick it if you manage budgets, commitments, change orders and invoices in Procore.
Pick it if you self-perform work and need crew time and production tracking.
Our view
Procore is worth it for contractors running many projects with large, changing teams, because unlimited users remove the per-seat problem. Smaller builders with modest volume often pay a high fee relative to what they use and should compare per-user tools first.
You may be overpaying if
Your contracted volume is well above the work you actually run through Procore, you pay for products only one project uses, or your renewal rose without a cap.
Contract the construction volume you will actually run through Procore, not your total revenue.
Procore lets contract volume be set for a multi-year term and used at any time.
Ask for renewal rate protection so future rates are set up front.
Agree the volume opt-in rate before signing so growth does not trigger list pricing.
Start with Project Management and add products once adoption is proven.
Fieldwire and Autodesk Forma Build give you a comparison point.

| Alternative | Starting price | Pick it when |
|---|---|---|
| Fieldwire | USD39 per user per month (Pro, annual), free Basic plan | You have a small field team and want per-user pricing |
| Autodesk Forma Build | Quote (user, project or account based) | You already design in Autodesk tools |
| Constructable | Flat fee with unlimited users (quote) | You want a flat fee that does not rise with volume |
Backlog is owned by operations, and the fee follows it. The renewal conversation starts after the volume has already grown.
Bottom line. Procore is worth it when many projects and stakeholders need one system, but only if the contract matches the work you actually run through it. Size volume honestly, lock renewal rates up front and review products before every renewal.
Procore does not publish prices. It charges an annual fee per product based on annual construction volume, with unlimited users. Third-party estimates run USD 700 to USD 1,000 per USD 1M of volume, or about USD 15,000 to USD 30,000 a year for contractors with USD 10M to USD 50M in volume.
No. Procore says it never charges for adding users. The exception is Field Productivity, which is priced per full-time employee. Everything else is priced by product and annual construction volume.
Procore defines annual construction volume as the total dollar value of construction work across your projects. It is the main driver of the fee for each product, so more volume means a higher annual price.
Yes, through negotiation. Procore offers multi-year volume pools, pre-set pricing for extra volume and renewal rate protection. Use them to lock rates, and ask for a cap on renewal increases, which third parties report at 10% to 14%.
Procore charges an upfront annual fee per product. It does not publish a monthly option, so plan for one annual invoice and a renewal negotiation before it, ideally with rates agreed when you first sign.
Fieldwire has a free Basic plan and a Pro plan at USD 39 per user per month billed annually, which suits smaller field teams. Autodesk Forma Build and Constructable are quote-based alternatives for larger contractors.
